Nitco and House of Abhinandan Lodha enter MoU for 40-acre mixed-use development at Thal and Lonare in Alibaug
The 40-acre project is expected to generate combined revenue of ₹4,500 crore: ₹3,000 crore for HoABL and ₹1,500 crore for Nitco over five years. HoABL expects to invest around ₹1,000 crore in the project, largely towards construction. In an exchange filing, Nitco disclosed receipt of a ₹9 crore security deposit cheque from its partner. The transaction remains subject to conditions precedent, statutory approvals, and execution of definitive agreements.
Why it mattersJoint development structures for land monetisation-particularly by non-core real estate players (here, a tiles manufacturer)-defer execution risk and capital intensity while capturing asset upside, a precedent for unlocking stranded land value in listed companies; MoU stage confirms the transaction remains subject to statutory approvals and definitive agreements.
